**UPDATED** Proposed Jones Park Redevelopment Plan

    Permitted in the Ninth and Brunswick Redevelopment Plan, with the following noted exceptions/changes, which are different from the zoning for the remainder of the Enos Jones Park Redevelopment Plan:
    • The required residential parking ratio is .75 per unit
    • The bonus density permits an additional 35 units per acre over the previously permitted density, which is a maximum of 120 units per acre.
    • It also provides that the Residential Bonus Density can also be achieved through an “in kind” contribution of land by a developer as a contribution to the “Rails to Trails” program.

    Proposed Jones Park Redevelopment PlanThe proposed Jones Park Redevelopment Plan, (previously known as the Brunswick Triangle) will be considered by the Jersey City Planning Board for recommendation to the City Council tomorrow night at 5:30 p.m. at City Hall. The proposed plan would give residential real estate developers the opportunity to increase buildings heights and density beyond the existing permitted zoning in exchange for a $35,000 per unit density bonus with each contribution to be specifically earmarked for future renovations to Enos Jones Park.
